Building in the Bay Area often means working on a narrow San Francisco lot beside a busy sidewalk, an Oakland warehouse conversion, or a transit project in downtown San José. Bauzaunwelt is the official ZND General Distributor in the USA. We sell ZND temporary fence panels, gates and accessories that you own and can reuse across the region. We do not rent.

Bay Area rules for fencing on streets and sidewalks

San Francisco

The Department of Building Inspection (DBI) handles building permits. Using part of the street or sidewalk for construction needs a separate street space permit from San Francisco Public Works. Street space permits are issued in one-month increments. Under a standard permit, you may take no more than half the sidewalk width, and a clear pedestrian path at least four feet wide must stay open at all times. Public Works has said commercial and retail areas need a six-foot path. Short uses of 14 days or less, such as a crane day or a special event, fall under a Temporary Occupancy Permit. Since January 2026, Public Works accepts these applications only through its online permits portal.

Oakland and San José

Oakland requires an Obstruction Permit before anyone blocks street parking, a curb, a sidewalk or a traffic lane. Encroachment, obstruction and excavation permits also require a traffic control application. In San José, Public Works issues encroachment permits for work in the public right-of-way. Downtown lane closures need separate approval from the Department of Transportation. Check with the permit desk for the city your site is in.

What drives fence demand around the Bay

BART to downtown San José

VTA's BART Silicon Valley Phase II will extend BART about six miles from Berryessa through downtown San José to Santa Clara. The project has four stations, and a tunnel launch structure is being built at Newhall Yard. Contractors and subcontractors around projects like this need staging-yard perimeters, and a double sliding gate kit keeps a truck entrance working where there is no room to swing a gate.

Festivals and equipment yards

Outside Lands takes over Golden Gate Park each August. For events, bar barriers handle queues and ST612 panels form perimeters. The barbed wire extension adds security for equipment compounds, where local rules allow it.

The afternoon sea breeze

San Francisco's summer wind is not a storm. It is a daily pattern: cool ocean air rushes through the Golden Gate toward the hot Central Valley and usually peaks in the afternoon. A fence line with a green fence cover in the Sunset, on Treasure Island or along the Oakland waterfront will feel it most days. Use Windbreaker Elite stabilizers, OXBLOCK heavy-duty stands and Griplock couplers.

Freight to the Bay Area

Freight to the San Francisco Bay Area starts at $769 for a 12-panel order (shown live at checkout; exact rate by ZIP on request). For bigger jobs, 64 panels ship from about $1,479 and a 256-panel full truckload from about $2,249. Orders ship by LTL truck from the ZND plant in Madera, CA, with no Bay Area warehouse in between. You need a forklift or loading dock to receive the delivery. On a tight San Francisco street, request delivery with unloading, such as a liftgate, on your quote, and make sure your street space or temporary occupancy permit covers delivery day. Minimum order: 12 panels.

Should Bay Area builders own their fence?

We sell. We do not rent. Construction fence rental in the Bay Area is billed for as long as the fence stands, while panels you own go from one job to the next. Buying makes the most sense for builders with steady work across several cities and for event producers with repeat dates. For a one-off two-week job, renting may still win. New customers pay by credit card or prepayment. Public agencies can also use a government purchase card or an agency purchase order, and Net 30 terms are reserved for established customers. Bauzaunwelt is registered in SAM.gov (CAGE 21BQ4).

Bay Area construction fence questions

Do I need a permit to fence part of a San Francisco sidewalk?

Yes. Occupying part of a street or sidewalk for construction requires a street space permit from San Francisco Public Works, separate from your DBI building permit. A standard permit allows up to half the sidewalk width and requires a clear pedestrian path of at least four feet, and six feet in commercial areas.

What permits apply in Oakland?

Oakland requires an Obstruction Permit before blocking street parking, a curb, a sidewalk or a traffic lane, and encroachment and obstruction permits require a traffic control application. Check with the Oakland Department of Transportation for your site.

How much does freight to the Bay Area cost?

Freight to the San Francisco Bay Area starts at $769 for a 12-panel order. It is shown live at checkout, and we quote exact rates by ZIP code. Orders ship by LTL truck from Madera, CA, and you need a forklift or dock, or unloading requested on your quote.

How do I handle the San Francisco afternoon wind?

The summer sea breeze usually peaks in the afternoon. Covered fence lines need Windbreaker stabilizers, heavy stands or weights, and couplers at every joint. On very exposed sites, consider leaving panels uncovered.

Is renting or buying construction fence better in the Bay Area?

Bauzaunwelt only sells. Renting can suit a single short job. Owning usually pays off for repeat projects, long builds and recurring events.

Start with ZND temporary fence panels, add gates, or look at ready-to-deploy sets and everything we sell. For a Bay Area quote, send us your ZIP code, fence length and gate needs through the quote request form. We usually reply within 24 hours on business days.
